1. The Arts District

When you think about Las Vegas, you automatically think ‘The Strip,’ and while that is true, it is also a growing art scene. The Arts District is 18 blocks - also known as 18b - of warehouses, small offices, and contains restaurants, galleries, bars, and studios. 

It was once the city’s industrial core back in the late 19th century to early 20th century. It was given new life and revitalized in 1998 and is now home to many artists, gallerists, and restaurants. The Arts District runs alongside Las Vegas Boulevard and Main Street (downtown) and cuts through Charleston Boulevard. 

The neighborhood is the most walkable and has a good walk score of 86. You can take a self-guided or guided tour through the district, exploring the culture, history, art, including popping into many art galleries, museums, and cafes. 

The neighborhood is trendy and hip, with high-rise and low-rise buildings. Outdoor murals now replace graffiti, which doesn't diminish the neighborhood aesthetics but adds to its character. Apart from the many art galleries, dining venues, and bars, what makes the Arts District come alive is the First Friday. On the first Friday of every month, a street and cultural festival celebrates art, food, music, and people from 5 pm to 11 pm. 

The up & coming neighborhood of the Arts District is walkable and convenient. The median listing price in this neighborhood is in the upper $800K. You will find single-family homes and condos with one-bedroom, two-bedroom, and studio options.  

 

 

2. Summerlin South


 

Summerlin in Las Vegas is a neighborhood located in the northwest part of Las Vegas in Clark County. It has the best of both worlds, close enough from the strip (20-minutes) yet far enough to appreciate the suburban feel. Summerlin is a master-planned community that started 30 years ago. While it’s not new, it continues to grow with new communities. 

Located at the edge of the Spring Mountains and Red Rock Canyon, it occupies thousands of acres of land, boasting hundreds of parks, dozens of schools, golf courses, recreation centers, retail, and hotels. 

If you are interested in living in Summerlin, this community is safe, clean, family-friendly, and has scores of amenities. Spring Valley is affordable, with a median home price in the upper $200K. Property in Spring Valley includes mainly single-family homes, with the rest being large and small apartment buildings. Home styles include Contemporary, Spanish Colonial, and Ranch.

4. Skye Canyon


 

Skye Canyon, located northwest of Las Vegas, is between The Strip and Mount Charleston. It is a new 1,000-acre neighborhood community, opening in 2015. It’s the next best master-planned community after Summerlin and features new construction homes in Las Vegas, complete with open spaces, neighborhood parks, and schools.

It’s also a master-planned community on 2,675 acres. After completion, it will house 8,000 or more single and multi-family homes.
